Why Spring Specifically
Winter is hard on homes in ways that aren't always visible until the weather changes. Temperature swings crack caulk and expand existing gaps. Freeze-thaw cycles work on concrete, asphalt, and foundation walls in ways that accumulate over months. Heating systems run hard and long. Moisture sits in places it shouldn't.
Spring is the diagnostic window — the season when the damage becomes visible and the weather is still forgiving enough to address it without urgency or emergency pricing. A repair caught in April is almost always cheaper than the same repair in August, when contractors are booked and the damage has had another season to compound.
Outside First — Winter Works From the Outside In
The Roof
You don't need to climb anything to do a useful inspection. Standing back from the house with a pair of binoculars, scan the entire roofline systematically. You're looking for shingles that are lifted, missing, or visibly worn thin in the center — that worn look means the granule coating is gone, which means water protection is compromised.
Pay specific attention to the flashing — the metal strips where the roof meets the chimney, skylights, and any roof penetrations. Flashing gaps are among the most common sources of attic water intrusion, and they're almost always the last thing homeowners think to check.
If your gutters are full of dark, sand-like debris after winter, that's shingle granules. It tells you your roof is aging and worth monitoring more closely.
Gutters and Drainage
A gutter's job is to collect water from the roof and route it far enough away from the house that it can't work its way toward the foundation. When gutters are packed with debris, they do the opposite — they hold water against your fascia board and overflow in the direction of least resistance, which is usually straight down the exterior wall.
Clean gutters in spring after the last pollen drop. Flush each downspout with a hose to confirm it's clear end to end. Then stand back and look at where the water actually discharges — it should be depositing water at least four feet from the house on ground that slopes away, not into a low spot that pools.
If you notice water sitting near your foundation after a hard rain, that's a grading issue. A few hours with topsoil and a rake can redirect drainage away from the house — one of the highest-return maintenance tasks you can do for the money.
Caulk and Exterior Seals
Caulk is the thin line standing between your framing and water, and it has a lifespan. Most exterior caulk lasts five to ten years under good conditions and less than that anywhere with significant temperature swings or direct sun exposure.
Work around every window and door frame, every transition between different exterior materials, and anywhere pipes or wires enter the house. The test is simple: push against it with a fingernail. If it's hard and brittle, or if it's pulled away from the surface on either side, it needs to come out and be replaced. This takes an afternoon and a $15 tube of exterior caulk, and it's one of the most direct investments you can make in keeping water outside where it belongs.
Wood Surfaces
Soft wood means wet wood, and wet wood means rot. Go around the exterior and press firmly on all wood trim, window and door casings, fascia boards, and any wood that sits close to the ground. A soft spot that gives under pressure is actively decaying. Caught early, it's a repair. Caught late, it's a replacement.
Decks and Exterior Structures
Test every deck board by pressing firmly with your foot as you walk across it — rot often lives just below a surface that looks fine. Push laterally on every railing post. A railing that moves is a safety hazard regardless of how solid it looks from a distance. Check that the ledger board — the board that connects the deck structure to your house — is secure and shows no signs of separation or water staining behind it. Your HVAC System — Don't Wait Until You Need It
The worst time to discover your air conditioning isn't working is the first hot day of summer, when every HVAC company in the region is running two weeks out on service calls.
The filter is the starting point. A clogged air filter restricts airflow through the system, forces the equipment to work harder than it's designed to, and drives up energy costs while accelerating wear on components. If you can't remember the last time you changed it, change it now. Mark the date somewhere near the unit. One-inch standard filters need replacing every one to three months. Thicker media filters can go six to twelve months but should still be checked.
The outdoor condenser unit collects a season's worth of debris, cottonwood, and compacted pollen on its fins over winter. With power to the unit switched off, use a garden hose to rinse the fins from the inside out — not a pressure washer, which can bend the fins and reduce airflow permanently. Make sure nothing is growing against the unit. It needs clear space on all sides to breathe.
Turn the system on in April. Not to cool the house — just to run a full cycle and confirm it's working. If it's not cooling, if it's short-cycling, or if you hear something that wasn't there last fall, you want that conversation with a technician while the schedule is still open.
A professional tune-up once a year is money well spent — not because something is wrong, but because the list of things a technician checks (refrigerant level, electrical connections, coil cleanliness, drain line) are exactly the things that cause expensive failures when they go unnoticed.
Kitchen: The Things Behind the Appliances
Refrigerator coils are one of the easiest maintenance items to skip entirely — and one of the cheapest to fix.
The condenser coils on a refrigerator release heat to keep the interior cold. When they're coated in dust and pet hair — which happens gradually and invisibly — the refrigerator has to work harder and run longer to maintain temperature. Over time this shortens compressor life significantly. The fix is simple: unplug the refrigerator, pull it away from the wall or remove the kick plate at the bottom depending on your model, and vacuum the coils with a brush attachment. Ten minutes, once a year.
While the refrigerator is pulled out, check the door gaskets by closing the door on a piece of paper and pulling it out. If it slides free without resistance, the seal isn't tight and cold air is escaping continuously. Replacement gaskets are available for most models and install without tools.
The range hood filter is another item that quietly accumulates grease and debris until it stops functioning as a filter and starts functioning as a fire hazard. Metal mesh filters can be soaked in hot water with dish soap or run through the dishwasher. Check the exterior exhaust vent while you're at it — the flap that keeps weather out can get stuck with grease and stop sealing properly.
Under the sink is worth a slow, deliberate look. Not a glance — actually get down and look at every connection. Slow drips at supply line fittings can go unnoticed for months and do significant damage to the cabinet base and subfloor before they become obvious.
Bathrooms and Water Systems
Supply lines — the braided hoses connecting shut-off valves to faucets and toilets — have a finite lifespan that most homeowners never think about until one fails. When they do fail, they fail completely, and the resulting flow of water into a bathroom or onto a ceiling below can cause thousands of dollars in damage in a short time. If yours are more than six or seven years old, replacing them is inexpensive insurance. While you're under the sink, confirm the shut-off valves actually turn. Valves that haven't moved in years can seize, and a seized valve is useless in an emergency.
Water heaters accumulate sediment at the bottom of the tank over time, which reduces heating efficiency and can cause the tank to make knocking or popping sounds under load. Flushing the tank annually — connecting a hose to the drain valve and running it until the water comes out clear — extends equipment life and maintains efficiency. It takes about twenty minutes.
While you're near the water heater, test the pressure relief valve by briefly lifting the lever. It should release a small amount of water and reseat cleanly. If water continues to drip after you let go, the valve needs replacement — a straightforward repair that prevents a far more serious failure down the road.
Caulk in wet areas fails faster than caulk anywhere else in the house. Check around every tub, shower surround, and sink. Failed caulk at these joints allows water to work its way behind the tile or drywall and into wall cavities where it feeds mold and rot that won't be visible until it's extensive. Re-caulking takes an hour and costs almost nothing.
Safety Systems: These Are Non-Negotiable
Some maintenance is about protecting investment. This section is about protecting people.
Smoke detectors should be tested every six months, and spring is one of the natural reset points. Press the test button on every unit. Replace batteries in all battery-powered detectors regardless of whether the unit seems functional — the battery test isn't a meaningful indicator of detector sensitivity. Check the manufacture date on the back of each unit. The sensing technology inside a smoke detector degrades over time, and any unit more than ten years old should be replaced regardless of whether it's still making noise when tested.
Carbon monoxide detectors follow the same testing protocol. CO is odorless and colorless, and its symptoms — headache, nausea, fatigue — are easy to misattribute to other causes. Every home with gas appliances, an attached garage, or fuel-burning heating equipment needs CO detectors outside each sleeping area and on every level — check your state or local code and the manufacturer's instructions for exact placement.
The dryer vent is a fire hazard that lives in most homes completely unaddressed. Lint accumulates in the duct between the dryer and the exterior vent cap over years of use, and lint is highly combustible. Disconnect the duct from the back of the dryer and vacuum it out as far as you can reach. Clean the exterior vent cap where it exits the house — the flap should open freely and close completely. For longer duct runs or any run with multiple bends, having a dryer vent cleaning service clear it every year or two is money well spent. This is not a theoretical concern — clothes dryers cause thousands of residential fires a year, and lint buildup is the leading factor in them.
The fire extinguisher in your kitchen should be checked annually. The gauge needle should sit in the green zone. The pull pin should be intact. Any extinguisher that has been used — even partially — needs to be recharged or replaced, not put back on the wall. Garage and Utility
Garage door auto-reverse is a safety system that prevents the door from closing on a person, a pet, or a child. Test it by placing a two-by-four flat on the ground in the door's path. When the door contacts it on the way down, it should reverse immediately without hesitation. If it doesn't, the sensitivity needs adjustment — a straightforward fix described in your opener's manual or a quick technician call. This feature matters more than most homeowners realize.
The sump pump is easy to forget about until the moment it matters most, which is during a heavy spring rain. Pour water into the pit until the float rises enough to trigger the pump. It should activate promptly and clear the pit completely. A pump that's slow to start, noisy, or leaves water behind is telling you something. Address it in April on a dry day, not during the storm.
One Thing Worth Saying About All of This
The value of spring maintenance isn't just about avoiding repairs. Homes that are consistently cared for tell a story — to appraisers, to buyers when the time comes, and to the people living in them. A well-maintained home is a more comfortable place to live and a more defensible asset.
